  4. Consider installing a whole-house dehumidifier to treat all the air in your home. Maintaining interior humidity below 50 percent prevents the multiplication of microorganisms such as mold spores and dust mites. It also makes your air conditioner work more effectively.
  5. Ask your HVAC contractor about a whole-house air purification system. Unlike portable room air cleaners, these units mount directly inside your ducts or air handler and remove over 99 percent of airborne particulates. Most people associate wind chill with breezy winter days when cold air moving over your skin makes it feel even cooler than the thermometer says it is. The same effect happens in the summer if cold air produced by your air conditioner is moved through your home. A ceiling fan circulating air down from overhead generates a wind chill that can make an air conditioned room feel up to four degrees cooler than it really is. This allows you to set the thermostat up a few degrees. Over an entire summer, using ceiling fans with your A/C can significantly cut your cooling costs.

Ceiling fans date to the 19th century but they’re even more useful in the 21st century, when combined with an air conditioner. Here are the basics of selecting and installing your ceiling fans:

  • You need at least an 8-foot ceiling, and the blades of the fan should be no less than 7 feet above the floor.  Position the fan so it’s at least 18 inches away from the nearest wall.
  • Because you want high-volume, low-velocity air circulation, use blade length instead of motor speed to size a ceiling fan. Fan blades up to 36 inches can ventilate 100 square feet or less while a 225-square-foot room requires a fan with 48-inch blades. Sixty inches is the practical limit for rooms that are over 400 square feet.
  • Blade pitch means the angle of the fan blade as it moves through the air. Too much pitch may blow papers around or disturb other activities like dining. Too little pitch doesn’t move enough volume to produce a cooling effect. A slow-speed motor with a 14-degree blade pitch is best for most residential applications.

An air conditioner has two drain lines. The main drain line runs outside your home via gravity or a condensate pump. But your unit also has an emergency drain, in case the main line develops a clog. This drain might run outside your home or have a shut-off switch attached to it. Although the emergency drain is designed to serve as a backup, it too can become clogged. And if one line — or worse, two lines — become clogged, you can have a water problem. These are some of the issues that contribute to clogged condensate lines:

  • Mineral deposits and algae growth inside the lines
  • Insect and rodent nests that block the lines
  • Poor installation and even home settling and shifting, which can compromise the drainage slope
  • A/C strain caused by inadequate refrigerant charge or airflow blockage

Air conditioners produce substantial quantities of water via condensation. When both drain lines become clogged, the condensation quickly fills the drain pan and water overflows in your home. This typically occurs wherever the evaporator is located. Because it’s often an area that you don’t use much, the water problem can go unnoticed until you have serious damage.

Regularly scheduled maintenance is the only sure preventive measure. These are some of the checks and measures to expect of your maintenance technician:

  • Debris should be removed from condensate lines.
  • The air filter should be changed, and the evaporator and condenser coils, along with the outdoor blower assembly, should be cleaned.
  • Electrical connections should be checked and cleaned. Poor connections contribute to A/C wear and tear.
  • The system should be checked for refrigerant leaks, and the refrigerant should be recharged. Precise refrigerant charge is required for optimal efficiency and system performance. An incorrect refrigerant charge burdens the system and causes ice accumulation on the evaporator.

Outside, find locations where plumbing pipes and electrical wires penetrate exterior walls, and inspect the joint between bricks or siding and the home’s foundation.

Evaluate the insulation

Measure the depth of your attic insulation. Fiberglass insulation should be at least 11 inches deep, and cellulose loose-fill should be at least 8 inches deep. Check for a vapor barrier beneath the insulation to prevent water vapor infiltration. Wall insulation requires a professional for full evaluation, but you can sample it by switching off power to an AC outlet at the breaker box, removing the outlet plate and using a probe to pull some insulation out of the wall void behind the outlet.

Check the ducts
Deteriorating ductwork is a primary source of energy loss in many homes. Wherever ducts are accessible, check for disconnected segments, collapsed ducts or evidence of air leakage such as dust streaks around joints.
